Conceived of as a condominium development in 2006, this 23-unit apartment building was eventually turned into the first high performance rental building in NYC. Spurning the blessing of LEED as pure propaganda, we concentrated on designing and building from the perspective of durability, flexibility, re-use and energy efficiency. The resulting building is arguably the most efficient building in its class, while maintaining a scale and aesthetic in keeping with the neighborhood.
For us there is no higher praise than from those who have said, “we thought that was a rehabilitation of an old building”. This coupled with the constant comments from tenants who feel this is the best place they ever rented is almost enough to compensate us for the three years the project took to bring from concept to completion.
